Local help, from the first conversation

A clear plan for your life in Georgia

You may already have an apartment in Batumi, a job offer in Tbilisi or clients for your new business. The next question is how to turn those plans into a properly prepared residence permit application.

Start with a conversation. Tell us about your passport, when and how you entered Georgia, your work and the people moving with you. We explain the application that fits, the papers to collect and the costs before you begin. Our team then helps with the residence permit documents, translations, filing and the steps after approval. You have someone to contact when a question comes up.

A residence permit in Georgia should fit your life. An employee, a property owner, a freelancer and a spouse may need different documents even when they apply at the same office. We explain those differences early, so you can get the right papers while there is still time.

Property-based residence permit

The current short-term category requires qualifying non-agricultural real estate with an assessed market value above USD 150,000, expressed in GEL. The purchase price and the official valuation can differ.

We check the registered ownership and valuation, then help with your residence permit application and the papers for your spouse and children. Still looking for a property? Talk to us before you buy so you know what the residence permit rules require.

IT residence permit

The IT category is worth checking if you work in technology. Eligible employees and qualifying small-business individual entrepreneurs must demonstrate the required professional experience and income; the law specifies at least two years’ relevant experience and at least USD 25,000 equivalent in annual remuneration.

Representatives of qualifying international companies have a separate basis within this category. Tell us about your work and present status. We will explain the documents you need before you start an IT residence permit application.

Investment & permanent residence

The higher investment category covers an investment of at least USD 300,000 equivalent in GEL, or qualifying property valued above USD 300,000. Its continuing obligations differ from those of the ordinary property-based residence permit.

For general long-residence applications, the current qualifying period is ten years of temporary residence, with the exclusions set by law. Family connections and qualifying five-year investment arrangements have separate rules. We check your years in Georgia and explain what they can mean for your next residence permit application.

Current requirements

What has changed for applicants in 2026?

Older guides can send you in the wrong direction. These are the changes to discuss before preparing your residence permit in Georgia.

Work and self-employment

Check the current work-permission rules

The right-to-work system introduced from 1 March 2026 affects many foreign employees and self-employed people. The current law also contains exceptions, including valid investment-permit holders and certain work or services for non-residents connected with activities outside Georgia. Your contracts and the actual work matter.

Where the follow-up obligation applies, someone already in Georgia has ten calendar days after receiving work authorisation to apply for the appropriate work or IT residence permit. A person outside Georgia has thirty calendar days to apply for a D1 visa.

Read the current work rules →
An approaching deadline

Were you actively registered on 1 March?

Labour immigrants with active registration in the ministry’s unified database on 1 March 2026 have a statutory transition deadline of 1 January 2027 to obtain the required work authorisation and appropriate residence permit. This provision depends on that registration status; being in Georgia before March is not the same thing.

Ask us to check your registration now, while there is time to prepare both applications. Send the registration confirmation with your work or company papers.

Check the transition requirements →
Property and investment

Use the current property threshold

A USD 100,000 figure still appears in older articles. The current short-term property threshold is above USD 150,000. The separate higher investment category uses USD 300,000, with different ongoing requirements. Keeping these two categories distinct helps you budget for the right residence permit.

Before you travel

Arrange the right travel insurance

Since 1 January 2026, tourists entering Georgia generally need health and accident insurance covering their full stay, with at least GEL 30,000 of cover and a policy available in Georgian or English. Specific exemptions apply. This travel requirement is separate from your residence permit application.

Practical assistance with your documents and plans

Practical help in Tbilisi

Your documents, your deadlines, someone to call

A residence permit application often involves several people: your employer, an accountant, a property valuer, a translator or a family member abroad. We help bring your residence permit file together and explain what each person needs to provide.

You will know what is ready, what is missing and what happens next. If the authority asks for more information, we explain the request and help prepare your answer. After approval, we help with the residence card and the address formalities that apply to you. You can get on with planning the move while we help keep the paperwork on track.

How we help with your residence permit

  1. Tell us where you stand

Tell us your nationality, where you are now and why you want to live in Georgia. Add your last entry date and the expiry of any visa, residence card or work authorisation. These details help us give you a useful answer from the start.

  2. Receive a document list and quote

You receive a document list for your residence permit application and a written quote. We explain our fee and the other expenses to allow for, including state charges, translations, certification and a property valuation when needed. You know what you are paying for before work begins.

  3. Prepare and file the application

We check your papers, arrange the agreed translations and certification, and help submit the application. If work authorisation is needed first, we explain the order, the documents and the date by which your next application must be made.

  4. Complete the next practical steps

If more documents are requested, we help you prepare the answer. Once your residence permit is approved, we explain how to get your card, complete any address registration and keep the papers you will need when it is time to renew.

Start with the essentials

What should you prepare?

Your residence permit checklist depends on the application. A useful first bundle usually includes:

  • A clear copy of your passport and the documents showing your entry or current status.
  • Your work or company papers, property documents, enrolment letter or family certificates, depending on why you are applying.
  • Proof of income or the other financial support required for your application.
  • Details of the family members applying with you and their relationship documents.
  • Your contact details, planned address and relevant deadlines.

Before ordering translations or apostilles

Send us a copy first. The country that issued the document, what it is and how it will be used determine the translation and certification needed. Checking before you order can save another appointment, courier fee or repeated translation.

Timing matters too. Many applications are subject to a forty-calendar-day filing requirement before lawful stay expires, while specified categories have exceptions. We check the rule for your application together with any work-permission deadline.

A residence permit and the residence card are separate steps. Preparing both from the beginning makes the final stage easier.

Residence permit costs and timing

Our published residence permit assistance starts at €780 per person. Tell us your plans and we will confirm the work and fee in writing. If you are applying as a family, need work authorisation or want help with a company or unusual documents, we explain those costs in your quote too.

Official application charges are paid separately. For common work, study, family-reunification, property and investment applications, the Public Service Development Agency publishes the following processing options. Other categories, including the IT and Georgian-citizen spouse categories, have their own schedules.

Allow a separate budget for the residence card, translation and certification, and for valuation where required. Faster residence permit processing is one part of the overall timetable; collecting documents and any earlier authorisation also takes time.

Think beyond the application day

Make the move work for your family and business

Choosing a home, arranging school or university, understanding your business obligations and opening a bank account all take time. A residence permit can be part of that plan, while banking, tax residence and permission to work each have their own requirements.

Tell us which parts of the move you need help with. We can assist with the legal paperwork and explain the next appointments. For a future residence permit renewal, keep the contracts, company accounts or property documents showing that you continue to meet the conditions. Contact us before a change of job, business or property affects your application.

Thinking of making Georgia your long-term home? We can explain when permanent residence or a citizenship application may become possible. Owning property or holding an investment residence permit does not by itself give you Georgian citizenship.

Questions clients ask us

Before you apply

Can I get a residence permit by opening a Georgian company?

A company can support a business application if the requirements are met. Registration alone is only the beginning: you will also need documents showing the business activity, turnover and finances, and we must check whether work authorisation is required. Send us your company papers and tell us what you actually do. We will explain what your residence permit application needs.

Does buying an apartment qualify me for a residence permit?

A property can support a short-term application when its assessed market value is above USD 150,000 equivalent in GEL and it meets the legal requirements, including those concerning agricultural land. We check the ownership and valuation before helping with your residence permit application and any applications for your spouse or children.

Can I stay visa-free and work without further formalities?

Visa-free entry, a residence permit and the right to work answer different questions. Some work falls under the labour-migration requirements and some is covered by exceptions. Tell us who pays you, where the business or client operates and what you do in Georgia. We can then check the rules against your actual circumstances.

Do I need to be in Georgia to start?

No. We can start checking your papers and planning your residence permit application while you are abroad. The filing, lawful-stay and card requirements depend on the category. If representation or online filing is available, we explain how it works and what authorisation is needed. Speak to us before booking your trip so we can plan around your documents and the likely timetable.

Can my spouse and children apply with me?

Your spouse and children may be able to apply, depending on the residence permit category and family rules. We check your family documents, the main applicant’s status and financial support together. Each person needs the right papers, and marriage or birth certificates from abroad may need certification and a Georgian translation. Tell us who is moving with you so we can plan everyone’s application.

Does my residence card make me a Georgian tax resident?

A residence permit gives you an immigration status; your tax obligations need a separate explanation. Tell us where you work, where your income comes from and how much time you spend in each country. We can help you coordinate the move with tax advice for your circumstances.

What if I have an expiry date or a refusal?

Tell us straight away and attach the document. If your application was refused, send the full refusal letter and the date you received it so we can explain your options and any deadline. If your residence permit is expiring, we check when to apply and what has changed since your last application.
